A basement finish is not just drywall and carpet. In Chicago, the below-grade environment presents conditions that have to be addressed before any finish work goes in — otherwise you are finishing over problems that will show up later and cost more to fix than if you had dealt with them at the start.
The two things we look at first on every Chicago basement project are moisture and egress. Moisture is the bigger variable. Chicago’s water table, heavy rainfall, and freeze-thaw cycles create pressure against basement walls and floors that standard finishing materials cannot handle on their own. Before we frame a single wall, we assess what is happening with moisture in the space. If the slab is showing signs of seepage or the walls have efflorescence — the white mineral deposits that indicate water movement — we address that first.
Egress is a code requirement. If your finished basement will include a bedroom, Illinois building code requires an egress window — an opening large enough for a person to exit in an emergency. We handle egress window installation as part of the project and file the necessary permits with the Chicago Department of Buildings.
Once moisture and egress are handled, we build the finished space the right way. That means proper framing with moisture-resistant materials, insulation rated for below-grade conditions, drywall that can handle the humidity swings a Chicago basement sees across the seasons, and flooring specified for subgrade installation.

Adding a bathroom to a finished basement makes the space genuinely functional as an independent living area — for guests, for extended family, or simply so that no one has to go upstairs during a game. It is also one of the additions that adds the most perceived value to a finished basement.
Below-grade bathroom installation is more involved than adding a bathroom on an upper floor because drains have to go below the slab. We handle below-slab rough-in plumbing as part of the project, including ejector pump installation where required. All plumbing work is permitted and inspected.
We build basement bathrooms to the same standard as the bathrooms we build on upper floors — proper waterproofing in wet areas, durable tile, quality fixtures, and finishes that hold up in a high-humidity environment.
Additional Rooms — Office, Gym, Guest Suite, Playroom
A finished basement does not have to be one large open space. Adding defined rooms gives the space more function and makes it feel more like a real part of the home rather than a finished storage area.

Moisture Control — The Most Important Part of Any Chicago Basement Finish
Chicago’s climate is hard on basements. The city gets significant annual rainfall, and the freeze-thaw cycles that run from November through March create hydrostatic pressure against basement walls and floors that most homeowners do not think about until they see a problem.
We assess every basement for moisture before any finish work begins. Depending on what we find, the solution might be as simple as improving the grading outside the foundation, or it might involve interior drainage systems, sump pump assessment, or waterproofing membrane application on the walls and floor.
What we do not do is finish over a moisture problem and hand it back to you. A basement that develops moisture issues after the drywall is in is significantly more expensive to fix than one that was addressed at the start. We would rather have that conversation before the project begins than after.
Egress Windows — What Chicago Code Requires
If your finished basement will include a sleeping room — a bedroom or a room that could reasonably be used as one — Illinois building code requires an egress window. The requirements specify minimum dimensions for the opening so a person can exit the room in an emergency.
We install egress windows as part of basement finishing projects. The work involves cutting through the foundation wall, installing the window well, and finishing the interior. It requires a permit from the Chicago Department of Buildings, and we handle that filing as part of the project.
For homeowners who are not adding a sleeping room, egress windows are optional — but many choose to add one anyway to bring in natural light and improve the feel of the finished space.
